A standard gutter clean on a UK house costs between £50 and £165, according to Checkatrade’s 2026 cost guide. A small terraced house sits at the bottom of that range and a detached four-bedroom house at the top. Three-storey houses and properties with difficult access cost more.

Those figures are a starting point. The price you are quoted depends on the length of guttering, the height of the house, how blocked the gutters are and what the clean includes. This guide sets out typical gutter cleaning prices, what affects them, the extras to budget for and how to compare quotes from a gutter cleaning service.

Average Gutter Cleaning Cost in the UK

Checkatrade’s cost guide, last updated in October 2026, gives these typical prices by property type. The figures are shown before VAT.

  • Small terraced house (about 5 metres of guttering): £50 to £120
  • Medium semi-detached house (about 15 metres): £100 to £150
  • Detached 4-bed house (about 20 metres): £130 to £165
  • Three-storey townhouse, cleaned with a gutter vacuum (about 15 metres): £165 to £300
  • Complex job needing scaffolding or a cherry picker: priced after a quote

Some gutter cleaners charge by time instead of by job. Checkatrade puts hourly rates at £20 to £30 and day rates at £150 to £250. For most houses, a fixed price for the whole job is more common and easier to compare.

Gutter cleaning prices in the South East

Prices vary by region. Checkatrade gives an average of £128 for the South East, with most jobs between £97 and £172. Greater London is the most expensive region in its data, with an average of £169.

Croydon and Bromley are London boroughs, so the Greater London figure is the closer guide there. Towns in Surrey, Kent and Sussex fall under the South East figure.

Why published prices vary

Different cost guides give different figures for the same type of house. For a 3-bed semi, Checkatrade lists £100 to £150, while FixMyRoof lists £70 to £140. The guides use different assumptions about gutter length, access and what is included, and some quote before VAT.

Treat any published price as a guide. Judge a quote on what it covers, not only on the total.

What Affects the Cost of Gutter Cleaning

Size of the house and length of guttering

More guttering takes more time. A terraced house has gutters at the front and back only, while a detached house has gutters on every side and often on a garage or extension too. FixMyRoof puts the typical rate at £4 to £12 per linear metre where gutter cleaning is priced by length.

Height and access

Height is the biggest factor after size. Gutters on a bungalow or two-storey house can usually be reached from the ground or a ladder. Three-storey houses need longer equipment, and gutters above a conservatory, extension or steep drop are harder to reach safely. FixMyRoof says scaffolding adds £100 to £300 or more when it is needed.

How blocked the gutters are

Gutters cleaned once or twice a year usually hold loose leaves and silt that come out quickly. Gutters left for several years can be packed with compacted sludge, moss and even small plants. That takes longer to remove and may need a second visit to clear fully.

Downpipes and valley gutters

A clean that stops at the gutter can leave a blocked downpipe behind, and the water will still overflow. Valley gutters, where two roof slopes meet, also collect debris and are harder to reach. FixMyRoof lists valley gutter cleaning as an extra £30 to £60.

What a Gutter Clean Should Include

Two quotes for the same house can look very different because they cover different work. Before you compare prices, check that each quote says whether it includes:

  • Every gutter run: including any garage, porch or extension
  • Downpipes: checked that they flow and cleared if they are blocked
  • Debris removal: taken away, not left in the garden
  • Before and after photos: if the company offers them
  • Damage notes: cracked joints, sagging sections or loose brackets spotted during the clean

A cheaper quote that leaves out downpipes or debris removal can end up costing more if you need a second visit.

Extra Costs to Budget For

Some work is not part of a standard gutter clean. These are the extras you are most likely to see on a quote, with the price ranges published by FixMyRoof and Checkatrade:

  • Downpipe clearing: £20 to £50 per downpipe (FixMyRoof)
  • Valley gutter cleaning: £30 to £60 extra (FixMyRoof)
  • Minor gutter repairs: £50 to £150 (FixMyRoof)
  • Gutter guard installation: £3 to £8 per metre (FixMyRoof)
  • Scaffolding for difficult access: £100 to £300 or more (FixMyRoof)
  • uPVC fascia and soffit cleaning: around £40 for an average home (Checkatrade)

If the gutters are being cleaned, it can be worth having the fascias and soffits washed at the same time, since the same areas get dirty from the same overflow. See our soffit, fascia and cladding cleaning service for what that involves.

Is It Cheaper to Clean Gutters Yourself?

On a bungalow, clearing the gutters yourself can cost very little. FixMyRoof puts a DIY gutter cleaning kit at £15 to £40 and ladder hire at £20 to £40 a day. You will need gloves, a scoop, a bucket and someone to hold the ladder.

On a two or three-storey house, the saving is smaller than it looks. Working at height on a ladder is where most of the risk is, and from a ladder it is hard to see the full length of the gutter or check the downpipes. If you are not confident on a ladder, or the gutters are above a conservatory or extension, a professional clean is the safer choice.

Is Professional Gutter Cleaning Worth the Cost?

A blocked gutter rarely causes a problem overnight, which is why it is easy to put off. The damage builds up over months. Rainwater that spills over the edge runs down the walls instead of into the drains, and over time that can lead to damp patches inside, stained brickwork, green algae on render and rot in timber fascia boards.

Wet debris is also heavy. A gutter full of sludge puts extra weight on the brackets, and sections can start to sag or pull away from the fascia. Once that happens, the job becomes a repair rather than a clean.

Compared with the cost of fixing damp walls or replacing sections of guttering, a clean once or twice a year is a small, predictable cost. Most homes need it at least twice a year, in late autumn after the leaves have fallen and again in spring, and more often if trees overhang the roof.

How to Get an Accurate Quote

A gutter cleaner can give a more accurate price if you tell them:

  • Your house: the type of house and the number of storeys
  • Extra gutters: any garage, extension or conservatory with its own gutters
  • Last clean: when the gutters were last cleaned, if you know
  • Problems: overflowing water, damp patches or plants growing in the gutter
